Owner-led conversations

A fresh beginning. A familiar address.

Fall in love with your home all over again.

You know every turn on your street. You have your favourite coffee shop, your walking routes, your neighbours and the memories you've made. Why give all of that up just because your house no longer fits?

With an Encore custom infill, you can explore replacing an aging home with one created for how you want to live today, while remaining part of the neighbourhood that makes life feel like home.

The best part of moving forward? You don't always have to move away.

01

Keep what you love

Your community, routines, relationships and the location that feels right.

02

Change what you don't

Get a floor plan, comfort, accessibility and style designed for your life.

03

Build with confidence

Work with an established local builder that can guide the process.

One home. Your vision.

Designed around your life. Not a developer's formula.

Every lot has its own character, and every homeowner has different priorities. We focus on custom homes commissioned by the people who will live in them. Rather than building speculative multi-unit developments, we work with you to explore a home that suits your property and the surrounding streetscape.

Good homes make good neighbours

Your neighbourhood has character. Your new home should too.

A great infill should do more than make the most of a lot. It should work for the people who will call it home and consider the character of the street around it. That is the kind of project we're interested in building.

  • A custom home, not a speculative multiplex. We begin with your needs and your property.
  • Architecture that belongs. We consider the scale, style, streetscape and privacy of your surroundings.
  • Respect through construction. We plan for practical site management, surrounding properties and clear communication.
  • Suites are your choice. Potential basement or garage suites are discussed only if you want them and they are feasible.

From first conversation to front door

We'll help you understand every step.

Building a home on an established lot is a major decision. Our job is to help you explore it thoughtfully, understand the practical considerations and navigate the project with experienced guidance.

01

Tell us your story

Let's talk about the lot you own—or hope to find—and the home you're imagining.

02

Explore what's possible

Review early feasibility factors, including site conditions, approvals, costs and timing.

03

Make it yours

Shape the floor plan, exterior and selections around your lifestyle, priorities and budget.

04

Build your Encore

Coordinate the approved work, from demolition and site preparation to construction and finishing.

Projects vary. Feasibility, professional services, demolition requirements, permits, design fees and construction scope are confirmed as the project develops—not guaranteed during an initial conversation.

A builder you can get to know

Let's start with a real conversation.

At Encore, the relationship matters as much as the finished home. Kim and Kevin are two of our owners, and they enjoy helping homeowners talk through what's possible. We'll start by listening to your ideas, understanding what you love about your neighbourhood, and discussing the home that's right for you.

Good questions are a good beginning

A few things homeowners ask us.

Can I tear down my existing house and rebuild on the same lot?
Often, yes. Whether a particular design will work depends on the property, site constraints, services, the zoning and regulations in force, and required approvals. An early discussion can help identify the questions to investigate.
Do I need to own a lot before contacting Encore?
Not at all. If you're considering buying an older property to replace the house, we'd welcome a conversation before you commit. Early lot research can prevent costly surprises later.
Can my new home include a basement suite or garage suite?
We can explore secondary suite options if they're part of your goals. A legal basement suite and/or a garage or garden suite may be possible, subject to the lot, applicable rules, design considerations and approvals. They are not a required part of an Encore infill.
Will Encore handle demolition, permits and construction?
We help coordinate the scope of your project, which can include demolition, appropriate assessment or abatement requirements, design, permitting, inspections and new-home construction. Exactly what is included will be outlined in your project agreements.
What about the neighbours, mature trees and streetscape?
Those concerns deserve to be addressed early. We consider design scale, privacy, access, landscaping, tree-related requirements and construction logistics as part of the planning discussion. Specific protections and constraints depend on the lot and the work proposed.
How much does an infill cost, and how long does it take?
There isn't one reliable price or timeline for every lot. Demolition, utilities, site access, foundation, design complexity, material selections and current approval requirements all affect cost and schedule. Our first conversation can help establish the next steps toward a useful project-specific budget and plan.
What if renovating my current home makes more sense?
That's worth considering. A thoughtful comparison of major renovation versus replacement should take into account structural limitations, desired changes, costs, disruption and long-term plans. Rebuilding isn't automatically the right answer for everyone.
